Explanation of Hourly Rates

I primarily work on an hourly basis, at a rate of $200 per hour. When visiting projects around the Miami or SF Bay Area, $100 is charged per hour of drive-time. When traveling in the Greater Miami Area or outside San Francisco Bay Area, additional fees would be applicable.

Average Design Costs

Here are some average costs for design on a project:

​

  • Kitchen remodel design: $6,000 $12,000+

Scope of work would include space planning, elevations, tile specifications, appliances, cabinetry specifications, plumbing fixtures and fittings, and flooring, counter and backsplash design.  Time invested would also include collaborating with the contractor and trade professionals, visits with the client to design showrooms for selections, and site visits for walk troughs.

  • Bathroom remodel design: $4,000 $6,000+

Scope of work would include space planning, elevations, tile specifications and surfaces, plumbing fixtures and fittings, cabinetry specifications, mirrors and bath accessories (hooks, towel bars), radiant heating, lighting plan, and so on. Time invested would also include collaborating with the contractor and trade professionals, visits with the client to design showrooms for selections, and site visits for walk through.

  • New Construction: $30,000 – $100,000+
    This range is hard to offer an estimate without seeing the clients project and understanding what needs to be determined and most importantly understanding their desires once the project is finished.  Variables might include a client that has already made many finish decisions, a smaller home, a more straightforward design, or a more custom home.  The higher end range may be in circumstances when we are helping with exterior finishes, all fine details in the construction process, or goods, cabinetry or surfaces are more custom tailored. Although we don’t price based on the total build price of the project, we find that on medium to higher end build projects we will likely be in the 4% to 6% price point of the total build.  Even though this is a small portion of the total price of home building, it makes all the difference in the finished outcome.

  • Design Plan Only (for room with furnishings, no hard pricing included): $4,500 $6,000+

  • Additional time spent on quotes for actual pieces or treatments: $2,500 $4,500

  • After a construction project is started, site visits are always done/charged additionally, by the hour, with a minimum fee of $300 per visit.

It’s very difficult to put flat fees on projects, because each one is so unique and different. That’s why most designers, myself included, charge hourly. The above costs are simply a guide, based on my experience with other projects.

These estimates of fees generally include:

  • Initial meeting interview.

  • Schematic Design Presentation.

  • Two or three additional meetings, or shopping trips, as required for the project.

  • Documentation of the design with drawings, general notes and specifications.

Obviously, the beauty of charging by the hour is that if you want more, I can give you more without having to write up a new Agreement. I don’t proceed ahead on design with new things unless you direct me to address new areas.

For Those With Tight Deadlines...

If you have a tight deadline, and your project needs to be addressed sooner rather than later, an additional fee will be charged to accommodate your urgent needs.

One-Time Consultations & Other Options

One-time consultations can be accommodated fairly easily, and I welcome them! I charge $300 for a consultation in your home and it is payable at the visit. I find that 1 ½ hours for a one time consult works best.

Staying Connected

Personally, I prefer e-mail and texting to phone calls, because I’m often out driving, on job sites, or in meetings. But that certainly doesn't mean I'm opposed to having phone calls to discuss important issues. You’ll get my personal cell # when you sign your contract.
